We offer lease terms ranging from 4 to 15 months, depending on the specific unit and availability.

We do not offer corporate leases.
At this time, we do not have any furnished units. However, we have contact information for a company, FSI, that can provide furnishing packages should you like to move forward with renting an unfurnished unit with the intent to purchase a furnishing package. Please contact the leasing team for more information.
Utilities are not bundled with rent and are paid directly by residents.
Yes! We are proud to offer pet-friendly apartments in James Island, SC! Residents are welcome to have up to two furry companions. There’s a one-time pet fee of $350 per pet and a monthly pet rent of $35 per pet. Please note that some breed restrictions may apply—feel free to reach out for details!
The community participates in the Zero Deposit Waiver Program, which eliminates the need for an upfront deposit. Instead, residents pay a non-refundable monthly fee of $35.
Renter’s insurance is required for all residents, with a minimum of $100,000 in personal liability coverage. While we recommend a provider, residents are free to choose any insurance company that meets the coverage requirements.
Residents may park in our surface lot at no charge. Private garage spaces are also available for $250 per month.
Rent payments are simple, secure, and seamless through the RentCafe resident portal.
Yes, we have a maintenance staff on-site and offer 24-hour emergency maintenance.
Residents are responsible for the conduct of their guests, who must adhere to all lease policies while on the property. Guests may not stay for more than 10 consecutive days without prior written approval from management.
We are in the Charleston County/ James Island School District. Avalon at James Island is within 7 minutes or 3.0 miles from Medical Univ. of S.C. and near The Citadel and Charleston School of Law.
The local Charleston Area Regional Transportation Authority (CARTA) bus picks up just outside the community at the corner of Promenade Vista St and Maybank Hwy. Route 31 Folly Road. The Amtrak Station in Charleston is also less than 8 miles away from our community.
